Arrival & Departure
Check In time is between 3:00 PM and 7:00 PM.
Late arrival may be arranged in advance. If you plan to arrive after 7:00 p.m., please notify the Innkeeper at least 48 hours prior to your arrival so that a late check-in can be arranged.
Check out is by 11:00 am.
Late check out may be arranged in advance. Failure to check out by 12:00pm will result in an additional half day
room charge unless prior arrangements have been made.

Minimum Stay on Weekends & Holidays
Reservations are accepted for a minimum of two days on weekends and three days for all holidays. Weekends are any days involving Friday or Saturday stays. Two night stays may be Thursday/Friday, Friday/Saturday, or Saturday/Sunday. Guests are encouraged to check availability online or call the inn as reservation configurations sometimes allow us to disregard this policy.

Payments & Deposit
Reservation will be confirmed upon receipt of a 100% deposit of the total reservation amount. A 7% sales tax and 6% city bed tax is added to all room totals. We accept payment by credit card (Visa, MasterCard or Discover). Rates quoted are based on double occupancy. We charge $50.00 per additional person.

Cancellation and Reservation Date-Change Policy
- Deposit refunds - a 15% processing fee will apply if cancellation is received before 30 days of the arrival date.
- For cancellations within 30 days of arrival, a Credit for the amount of the deposit will be issued (Valid for Three Months) only if we are able to rebook the room.
- No refunds are given for “Early Departures” or “No-Shows”.
- Same policy as Cancellation applies to Reservation Date Changes including minimum-night stays over weekends and holidays. All Cancellations or Reservation Change Requests must be communicated via email (not over the phone or voice-message) directly to Innkeeper@bayberryinnofnewport.com

Gift Certificates
Gift Certificates may be purchased in any dollar amount and may be
redeemed until date of expiration. Gift Certificates are nonrefundable. |
No Smoking
For the comfort of all our guests, we provide a smoke-free environment. Smoking in guestrooms is strictly prohibited and our policy is enforced. An automatic $250 cleaning fee will be added to a Guest's bill if the room has been smoked in. Smoking may be enjoyed outside on the porch.

Children
Well behaved and supervised children over the age of 8 years old are welcome to enjoy our historic inn

Pets
We regret that we are unable to accommodate Pets. We can provide a referral for local Pet accommodations if you are traveling with your Pet and wish to stay at the Inn.

Lost Keys
A $100 charge will be added to the Guest's bill if keys are lost or not returned upon departure.

Lost Items
The Inn is not responsible for lost or left items, valuables or damage in the parking lot.

Candles in Rooms
Due to fire code we cannot allow candles in rooms for any reason. Any candles found in rooms will be removed. Any damage due to the use of candles will result in an additional charge.
